1.What is the specification of my chosen model?

The specifications are given in the brochure plus any other personal specifications agreed at the time the Caravan Holiday Home is ordered. Any additional specifications, such as double glazing or central heating if not standard on the model you have chosen, are listed on the Sales Progress Sheet. All personal specifications have to be agreed with the Supplier and manufacturers are limited on the specifications that can be added or deleted.

2. What ‘extras’ come with it?

The standard extras added to the Caravan Holiday Home when it is sited on the Park are listed above. If you request personal extras that are added to the specification they will be listed on the Sales Confirmation Sheet and you are given a copy.

3. Are there any hidden costs?

There are no hidden costs. The total for the Caravan Holiday Homes includes the recommended retail price, delivery, siting, connection and commissioning to make the home ready for occupation. The pitch fee and insurance premium are for the season or the remainder of the season. The copy of the rules and the explanatory notes with the rules cover the details of the pitch fee and the annual review. Please ensure you have a copy of the park rules when you are given a copy of the sales confirmation sheet and a deposit has been taken.

4. If it is a used or secondhand model, what sort of condition is it in?

All preowned Caravan Holiday Homes are checked to ensure that the condition is acceptable for resale. It is not possible to check every aspect of the model and you must satisfy yourself that the condition meets your expectations for the price being asked by the vendor.

5. Has it been checked recently and maintained well?

New Caravan Holiday Homes are checked and commissioned as a part of the standard procedure. Preowned homes are checked and a gas safety check is completed.

6. How long have the Parks been established and how long under the current management?

The parks have been under the same family ownership for a number of years. Highlands End was purchased in 1971, Golden Cap in 1978, Graston Copse (Previoulsy known as Coasta)l and Larkfield in 1997 and Sandyholme in 2008.

7. Are the Parks a BH&HPA (British Holiday & Home Parks Association) and/or NCC (National Caravan Council) member?

We are members of the BH&HPA which is the association representing over 2500 parks in the UK. You will be given a Purchase Agreement as agreed by the Trade Associations when a deposit is taken and you will receive a licence agreement before the caravan is handed over to you.

8. What certificates do the Parks hold e.g. conservation?

The parks participate in the David Bellamy Conservation Award Scheme and all five parks have been awarded Gold.  The scheme is one of the leading 'Green Tourism Schemes' in Europe.

9. When are the Parks open?

The parks are open from approximately the third week in March until the first week in November each year. The exact dates are confirmed each year.

10. How long is the licence?

The licence period is 15 years. The exact date of expiry is confirmed and recorded on the sales confirmation sheet.

For preowned holiday homes the balance of the 15 year licence period is confirmed at the time of purchase. For instance a 4 year old caravan would have a further 11 years on the Park.

11. When will the holiday home need to be replaced?

The licence agreement is 15 years and at the end of the final season the Caravan Holiday Home must be removed from the park.

A new Caravan Holiday Home may be purchased at the end of the licence period or at any time during the licence period if an upgrade is required.

A part exchange price can be provided at any time. From time to time we have a number of pre-owned Caravans for sale.

12. Is there an annual pitch fee, or is it a one off payment?

There is an annual pitch fee which includes rates and water/sewerage charges.

The annual pitch fee is reviewed in June for the next year. Over the years we have attempted to restrict increases to reflect the changes in RPI but with the increasing pressure on business expenses not covered by the RPI formula this has not proved possible but we have endeavoured to keep increases to a reasonable and acceptable level to maintain our standards.

Our fees are very competitive with surrounding parks and we recognise that it is in the interest of the future of the parks to keep the fees as competitive as possible. Additional costs are LPG by cylinder or meter, electricity by meter and insurance and the annual gas service and safety check which is optional unless you are allowing friends and relatives to stay in the Caravan.

13. Is any minor or major construction work planned in the near future?

We are always reviewing the development of the park and the staff can confirm any work which is planned for the near future. Every effort is made to ensure that work does not adversely affect your enjoyment of your Caravan Holiday Home or the Park.

14. What facilities do the Parks have?

Highland End – Indoor heated swimming pool, sauna, steam room, solarium and gymnasium as well as a Bar & Restaurant, Tennis Court and a Pitch & Putt Course. Golden Cap – Fishing Lake.

Graston Copse, Larkfield and Sandyholme simply provide peace and quiet in beautiful location.

All of the facilities at Highlands End are available to all owners on all of the parks at an additional cost.

15. Are there facilities/activities for children?

There are leisure facilities at Highlands End including a Games Room and entertainment in the Bar during high season and there are limited play areas at Highlands End & Golden Cap. Sandyholme has a Playground, a small recreation area and a games room with a pool table.

16. If there is no shop, where is the nearest town?

Highlands End, Golden Cap and Sandyholme have a shop on the park.

The nearest village shop for Graston Copse & Larkfield is in Burton Bradstock. All parks provide Tourist Information. There are major supermarkets in the nearby town of Bridport and Dorchester

17. How secure are the Parks?

There are residential staff on Highlands End, Golden Cap and Graston Copse. Larkfield is a short distance from Graston Copse.

The Ramtech Alarm system (except on Sandyholme) which is available will help to protect your home. It is an intruder alarm which sends a signal to a computer in the main office which activates a pager and an autodialer to alert staff.

This system has proved to be successful and an intruder was arrested in 2004 and sentenced to 21 months imprisonment. Although we have the above security levels, it must be recognised that crime levels in West Dorset are low and very few problems are experienced compared with urban areas.

18. What sort of entry/exit systems are there?

At present there are no barriers. There is no requirement for Owners to register when on the park but we do ask that all visitors staying in a Caravan overnight must register with reception.

19. Are pets allowed?

Dogs are allowed on the parks, but not other pets. Dogs should not be left unattended in the Caravan Holiday Homes, this is particularly important when you are expecting someone to carry out work on your Caravan Holiday Home.
